The Details of the project in Dubai, It is situated in City of Arabia (Near Emirates Mall) emirates road - Dubai. Basically our strategy in this investment is to gain maximum return on investment which at this very moment we are projecting at 40% to 70 % over a period of three to four months on our investment.

To understand that how we are projecting this return is not difficult, there is no rocket science involved in it rather some basic mathematics such as;
we are buying these units or floors at the private launch and when the project gets mature and be ready to go into the prelaunch stage (hopefully in 4 to 6 weeks) there will be a list price which will be 10% more from the price we are paying supported by the agreement.

Big Question: How we are protected?

We are directly buying from the registered developer and giving exclusive selling rights to the selling arm of the same developer having more than 300 agents network both locally and internationally by paying 10% as booking amount. We will have written agreement that we are not going to pay the second installment and the developer will arrange an exit in a period between two to three months. Why we are giving selling rights to the developer is just because we ourselves do not have such a strong muscle to sell. All of these will be supported by a well drafted MOU and reservation form along with the receipts of each and every amount paid

As you know in real estate entry is very easy but where is the exit, that is why we formulated our strategy primarily on the basis of clear exits so at the end of the day at least you have a comfort level that yes I can see the exit provided if everything goes well in right direction. Therefore we decided that we will limit our exposure to the maximum period of three to four months and not later than that.

Before entering into any venture be it real estate or any other thing one has to look the fundamentals and dynamics of the economy in general and the very business in particular. At this moment all the fundamentals, dynamics and trends are indicating healthy signs, therefore what it seems that nothing will happen in another period of 6 months to one year.

Last but not least before entering into any business one can do his own research, due diligence and Istikhara by doing this if you feel that yes I should have to go ahead than move forward and seek Allah SWT blessings because at the end of the day "hota wohi hai jo woh chahata hai" and that is my strong belief.
