Key Responsibilities (Full Scope of Work)
1. Pre-Tender & Tender Stage
• Full BOQ review and validation against drawings and specifications
• Quantity take-off for architectural, MEP, theming, and specialty packages
• Cost build-up (Direct Cost / Indirect Cost / OH / Profit / Risk Factor)
• Preparation of detailed cost breakdown sheets
• Benchmarking rates against historical project data
• Value engineering proposals before submission
• Coordination with procurement for updated supplier quotations
• Risk analysis and contingency assessment
• Support in BAFO stage revisions
2. Post-Tender / Award Stage
• Budget handover file preparation
• Cost control baseline preparation
• Support in variation order pricing
• Commercial review of subcontractor proposals
• Assist procurement in negotiation strategy
3. Required Qualifications & Experience
• Bachelor’s degree in Quantity Surveying, Civil Engineering, Architecture, or related field.
• Minimum 10–12 years’ experience in Fit-Out & Interior Projects plus theming
• Strong background in hospitality / entertainment / commercial projects
• Expertise in full-scope estimation (Architectural, MEP(not mandatory), Theming)
• Advanced Excel skills and cost modeling capability
• Experience working with lump-sum and design-build contracts
• Strong knowledge of Saudi market pricing and subcontractor landscape
• Ability to work under fast-track tender deadlines
