Scope of Work
Installation works only (fabrication excluded) for:
Curtain wall Installation.
Glass Railing Installation.
According to Appendix (B) – Bill of Quantities
Prices are:
Fixed and non-adjustable
Inclusive of all taxes, fees, and expenses
No price variation claims allowed
Sample rates:
Curtain Wall Installation: 41 SAR / m? (+15% VAT)
Glass Railing Installation: 21 SAR / m.l (+15% VAT)
Payment Terms
35% after completion of frame installation
35% after glass and accessories installation
20% after EPDM, flashing, and insulation works
10% after testing and final handover
Payments are Back-to-Back with the main contractor.
10% retention applies until performance certificate issuance.
Execution Duration
Start date: From contract signing date
Compliance with approved schedule is mandatory
Method Statement to be submitted within 7 days
Storage & Handling (Logistics)
Vertical lifting is the responsibility of the First Party
Horizontal transportation within floors is the responsibility of the Second Party
Any delay due to lifting equipment issues entitles the subcontractor to:
Time extension
Compensation for proven additional costs
Suspension of affected works without penalty
Penalties for Delay
0.125% per day of contract value
Maximum cap: 10% of contract value
No penalties for delays caused by:
Vertical lifting delays
Late drawing approvals
Variation orders
Force majeure or causes beyond subcontractor control
Insurance
Subcontractor is responsible for insuring labor and equipment
Main contractor provides CAR insurance
Third-party liability insurance is mandatory
Termination
The contract may be terminated in case of:
Breach of obligations
Bankruptcy
Final court judgment
With the right to claim actual damages.
Dispute Resolution
Amicable settlement within 60 days
If unresolved, arbitration at:
Saudi Centre for Commercial Arbitration
Seat: Saudi Arabia
Language: English
Decision is final and binding
Governing Law
This contract is governed by the laws and regulations of the Kingdom of Saudi Arabia.
