## 🎯 Role Overview
We are seeking a highly experienced **Risk Manager** to lead risk management activities on a **large-scale luxury hotel development project (~SAR 7B)**.
The role is critical in identifying, analyzing, and mitigating risks impacting **cost, schedule, quality, and project delivery**, while supporting executive decision-making.

## 🧠 Key Responsibilities
### 1. Risk Identification
* Identify risks across all project phases:
* Design
* Procurement (FF&E, long-lead items)
* Construction
* Contracts
* Lead structured **risk workshops** with all project stakeholders
---
### 2. Risk Analysis
* Evaluate risks based on **probability and impact**
* Develop and maintain **risk matrix and scoring models**
* Perform **quantitative risk analysis (QRA)** including cost and schedule impact
---
### 3. Risk Register Management
* Establish and maintain a **live Risk Register**
* Define risk ownership, mitigation plans, and target dates
* Ensure continuous updates and accountability
---
### 4. Mitigation Planning
* Develop and implement mitigation strategies, including:
* Alternative sourcing strategies
* Design optimization
* Recovery scheduling
* Contractual risk controls
---
### 5. Integration with Project Controls
* Integrate risks with project schedule using **Primavera P6**
* Assess cost and schedule impacts of identified risks
* Collaborate closely with Planning & Project Controls teams
---
### 6. Monitoring & Reporting
* Track and report risks on a **weekly basis**
* Provide executive-level reports highlighting:
* Critical risks
* Delay exposure
* Mitigation progress

### 7. Stakeholder Coordination
* Coordinate with:
* Engineering
* Procurement
* Construction teams
* Client representatives
---
### 8. Claims & Commercial Support
* Support delay claims and EOT submissions
* Provide risk-based analysis for variations and commercial decisions

## ✅ Mandatory Requirements (Non-Negotiable)
* Proven experience on **mega projects (≥ SAR 1–3 Billion)**
* Experience in **hotel, hospitality, or high-end developments**
* Strong background in **quantitative risk analysis (QRA)**
* Hands-on experience with **Primavera P6 risk integration**
* Deep understanding of **contractual risk (preferably FIDIC)**
* Experience leading cross-functional **risk workshops**

## 🎓 Qualifications
* Bachelor’s degree in Engineering, Construction Management, or related field
* Professional certifications (preferred):
* PMI-RMP
* PMP
* Risk Management certifications
