Role Summary:
We are seeking a highly experienced and technically proficient Facility Manager to oversee the complete operations, maintenance, and project supply chain for a prestigious 50,000+ m² housing complex in Riyadh. The property comprises six main residences, extensive service buildings (including commercial kitchens and warehouses), and dedicated staff housing for 100 personnel.
The ideal candidate will take full ownership of the estate's complex utility infrastructure—including reverse osmosis (RO) plants, solar energy systems, and commercial HVAC networks—ensuring seamless daily operations, timely repairs, and proactive procurement of all
necessary project supplies.
Key Responsibilities:
1. Infrastructure & Technical Systems Management
● HVAC Systems: Oversee the preventative and corrective maintenance of all cooling systems, including heavy-duty package units
and multi-zone split systems across the entire complex.
● Water & Desalination: Manage the daily operation, water quality testing, and maintenance of the Reverse Osmosis (RO)
desalination plant and associated pumping stations.
● Power & Energy: Ensure the continuous and safe operation of the property's solar power systems and heavy-duty backup power
generators.
● Recreational Facilities: Supervise the cleaning, chemical balancing, and mechanical maintenance of the complex's swimming pools.
2. Procurement & Supply Chain Follow-Up
● Supply Management: Head and track all procurement activities for project supplies, spare parts, and consumable materials required
for daily operations and emergency repairs.
● Vendor Relations: Source, negotiate with, and supervise external contractors and suppliers to ensure high-quality, cost-effective
service delivery.
● Warehouse Operations: Oversee inventory management within the property's warehouses, ensuring critical spare parts (especially
for RO, HVAC, and generators) are always adequately stocked.
3. Estate & Operations Management
● Property Upkeep: Conduct regular inspections of the six main houses, service buildings, and utility zones to identify and resolve
maintenance needs before they escalate.
● Project Oversight: Act as the primary point of contact for any new installations, renovations, or upgrade projects within the complex,
ensuring they are completed on time and to exact specifications.
● Kitchen & Utility Facilities: Ensure commercial kitchens and service buildings are operating strictly up to health, safety, and
operational standards.
4. Staff Housing & Team Leadership
● Staff Accommodation: Manage the dedicated staff housing facilities for 100 personnel, ensuring a safe, clean, and fully functional
living environment.
● Team Supervision: Lead the in-house technical and maintenance teams, providing clear daily task delegation, performance
monitoring, and safety training.
Qualifications & Requirements:
● Education: Bachelor’s Degree in Mechanical Engineering, Electrical Engineering, Facility Management, or a related technical field.
● Experience: Minimum of 7–10 years of experience in facility management, preferably overseeing large-scale luxury residential
complexes, hospitality estates, or remote camps.
● Technical Expertise: Proven hands-on knowledge of operating and maintaining:
○ Industrial and residential HVAC (Package & Split units)
○ Reverse Osmosis (RO) / Water Treatment Plants
○ Solar Power Grids & Diesel Generators
● Skills: Exceptional project management, procurement, and inventory tracking abilities. Strong problem-solving skills and the ability to
respond swiftly to structural or mechanical emergencies.
● Language: Fluency in English (written and spoken) is required. Proficiency in Arabic is highly preferred to effectively communicate
with local vendors and contractors.
● Local Knowledge: Previous experience working in Riyadh or the GCC region is a significant advantage.
