Position : MEP Manager
Technical Requirements
The MEP Manager shall possess strong technical, commercial, procurement, coordination, and leadership capabilities suitable for handling full MEP operations for interior fit-out and construction projects.
The candidate must demonstrate practical knowledge and hands-on experience in the following areas:
1 Technical Engineering Capability
The MEP Manager must be capable of independently reviewing and managing:
HVAC Engineering
• Cooling load calculations
• Airflow calculations
• Static pressure calculations
• Duct sizing
• Chilled water pipe sizing
• Ventilation systems
• Exhaust systems
• Equipment selection
Electrical Engineering
• Electrical load calculations
• Cable sizing calculations
• Voltage drop calculations
• MDB / SMDB sizing
• Lighting lux calculations
• Earthing systems
• Emergency systems
• ELV systems
Plumbing & Drainage Engineering
• Water demand calculations
• Pipe sizing calculations
• Pump head calculations
• Drainage systems
• Water pressure calculations
• Sewage calculations
Fire Fighting Systems
• Hydraulic calculations
• Fire pump calculations
• Sprinkler system layouts
• Civil Défense coordination
2 Technical Software & System Requirements
The MEP Manager should possess working knowledge of:
• Revit & AutoCAD
• MS Excel (advanced level)
• HVAC calculation software
• Lighting calculation software
• MEP coordination tools
3 Procurement & Commercial Knowledge
The MEP Manager shall have strong understanding of:
• supplier technical evaluations
• procurement lead times
• material compliance review
• vendor negotiations
• technical comparison sheets
• tender BOQ review
• value engineering
4️ Site & Coordination Experience
The MEP Manager must demonstrate strong experience in:
• ceiling coordination
• services coordination
• consultant coordination and attending meetings
• subcontractor management

5️ Leadership & Management Capability
The MEP Manager shall be capable of:
• leading MEP teams
• managing engineers and draftsmen
• conducting coordination meetings
• planning manpower allocation
• monitoring project progress

Integrated Responsibilities
In addition to the standard MEP management duties, the MEP Manager shall also be responsible for:
Technical Responsibility
• Verification of all engineering calculations
• Review and approval of technical submittals
• Approval of coordinated shop drawings
• Review of material technical compliance
• Resolution of technical design conflicts
Procurement Responsibility
• Technical evaluation of suppliers and materials
• Coordination with procurement department for long lead items
• Approval of technically compliant materials and equipment
• Review of procurement schedules against project timeline
Tendering Responsibility
• Technical review of tender documents and BOQs
• Support commercial team during estimation stage
• Identification of scope gaps and technical risks
• Support value engineering proposals
Site Responsibility
• Supervision of MEP execution works
• Monitoring installation quality
• Monitoring subcontractor performance
• Conducting technical inspections
• Ensuring work complies with approved drawings and standards
Testing & Commissioning Responsibility
• Lead all MEP testing and commissioning activities
• Ensure systems operate according to design intent
• Coordinate consultant inspections and approvals

The MEP Manager shall be fully accountable for:

• Technical compliance of all MEP systems
• Coordination of MEP services
Commercial Accountability
• Minimizing technical rework and material wastage
• Supporting cost-efficient procurement
• Avoiding delays due to technical or procurement issues

• Timely completion of MEP works
• Successful inspections and approvals
• Successful testing & commissioning
• Handover readiness
Team Accountability
• Performance of MEP engineers and draftsmen
• Quality of technical submissions
• Coordination efficiency between departments

Confidentiality & NDA Clause
The MEP Manager shall maintain strict confidentiality regarding all company, project, technical, procurement, and commercial information.
Confidential information includes but is not limited to:
• engineering drawings
• MEP calculations
• technical submittals
• project BOQs
• supplier quotations
• procurement pricing
• vendor agreements
• commercial negotiations
• tender pricing
• project financial information
• client information
• company procedures and systems
The employee shall not:
• disclose confidential information to third parties
• copy or distribute company documents without authorization
• use company information for personal or external business purposes
This confidentiality obligation shall remain valid during employment and after termination of employment.
Any violation of this NDA and confidentiality clause may result in:
• disciplinary action
• immediate termination
• legal proceedings
• compensation claims for damages
in accordance with Saudi Labor Law and company policy.
