BMS Technician – Installation, Testing & Commissioning
Summary
A skilled Building Management System (BMS) Technician with hands-on experience in
the installation, wiring, testing, commissioning, and troubleshooting of BMS systems for
commercial, industrial, and residential projects. Strong understanding of HVAC controls,
field devices, communication protocols, and integration with third-party systems.
Key Responsibilities
• Install BMS field devices including sensors, actuators, controllers, VAVs,
thermostats, relays, and IO modules.
• Perform cable pulling, termination, panel wiring, and device mounting as per
approved drawings.
• Conduct testing, pre-commissioning, and commissioning of BMS systems and
ensure proper functionality.
• Upload, download, and configure controller programs under engineer supervision.
• Perform point-to-point testing and verify all inputs/outputs.
• Troubleshoot issues related to communication networks, field devices, and control
panels.
• Assist in integration with HVAC equipment, including AHUs, FCUs, pumps,
chillers, VFDs, and package units.
• Work with communication protocols such as BACnet, Modbus, LON, KNX.
• Coordinate with HVAC, electrical, and mechanical teams during installation and
commissioning.
• Prepare daily reports, testing sheets, and documentation.
• Ensure compliance with project specifications, safety standards, and QA/QC
procedures.
Skills & Technical Competencies
• Strong knowledge of BMS architecture, control logic, and field instrumentation.
• Experience with major BMS brands (e.g., Honeywell, Siemens, Schneider, Johnson
Controls, Delta, Trane).
• Ability to read and interpret control drawings, wiring diagrams, and schematics.
• Familiar with IP networks, RS485 communication, and controller addressing.
• Good troubleshooting and problem-solving skills.
• Basic understanding of HVAC systems and their control sequences.
Qualifications
• Diploma or Technical Certificate in Electrical, Electronics, Instrumentation, or
Mechatronics.
• 2–5 years of experience in BMS installation, testing, and commissioning.
• Knowledge of safety procedures and site practices.
