Job Responsibilities:

1. Prepare detailed cost estimates and Bills of Quantities (BOQ) for housing and villa projects.
2. Review tender documents and identify commercial risks.
3. Perform accurate quantity take-offs from architectural, structural, and MEP drawings.
4. Monitor project costs against approved budgets.
5. Prepare monthly cost reports and cash flow forecasts.
6. Identify cost-saving opportunities without compromising quality.
7. Analyze material consumption and labor productivity.
8. Review construction contracts, subcontract agreements, and purchase orders.
9. Ensure compliance with contract terms and conditions.
10. Prepare and evaluate claims, variations, and extension of time (EOT) documentation.
11. Coordinate with Project Managers, Site Engineers, Design Engineers, Procurement, Finance, and Planning teams.
12. Reconcile contract values.
13. Close commercial aspects of completed projects.
14. Resolve final account disputes.


Qualifications:

- Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or related field.
- Professional certification in Quantity Surveying is an advantage.
- Membership with RICS, AIQS, or equivalent professional body is preferred.
- Minimum 8–10 years of quantity surveying experience.
- At least 5 years in housing, villa, or residential construction projects.
- Experience in large-scale residential compounds or villa developments is highly preferred.
- GCC/Saudi Arabia experience is an advantage.

Salary Range: SAR 14,000 - 17,000 (including Food, Accommodation & Transportation)
