Quantity Surveyor – Civil & Construction

Job Summary

We are seeking an experienced Quantity Surveyor – Civil & Construction to join our construction team in Bahrain. The ideal candidate will have strong experience in civil and building construction projects, with proven expertise in quantity take-offs, BOQ preparation, cost estimation, project costing, contract administration, variations, and commercial management.

GCC experience is mandatory, and candidates who are currently available in Bahrain and can join immediately will be highly preferred.

Key Responsibilities
Prepare detailed quantity take-offs, BOQs, cost estimates, and tender documentation for civil and construction projects.
Review construction drawings, specifications, and project requirements to accurately determine quantities and costs.
Conduct site measurements and verify quantities of completed works.
Prepare and evaluate interim payment applications, valuations, and final accounts.
Monitor project costs, budgets, commitments, and overall commercial performance.
Review subcontractor and supplier quotations and prepare detailed comparison statements.
Manage and evaluate variations, claims, additional works, and change orders.
Assist in contract administration and ensure compliance with contractual requirements.
Prepare cost reports and provide regular updates on project financial performance.
Coordinate with Project Managers, Site Engineers, Consultants, Procurement, Accounts, subcontractors, and suppliers.
Assist with subcontractor negotiations and commercial evaluations.
Identify potential cost overruns and recommend effective cost-control measures.
Maintain accurate records of quantities, costs, contracts, variations, claims, and payments.
Ensure all QS and commercial documentation is properly maintained throughout the project lifecycle.
Requirements
Bachelor’s Degree/Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
4–6 years of relevant experience in Quantity Surveying within civil and construction projects.
Previous GCC experience is mandatory.
Strong knowledge of civil and building construction works.
Hands-on experience in BOQ preparation, quantity take-offs, estimation, costing, and tendering.
Experience handling variations, claims, interim valuations, payment certificates, and final accounts.
Good understanding of construction contracts and commercial procedures.
Ability to read and interpret civil, architectural, structural, and MEP drawings.
Proficiency in MS Excel, AutoCAD, and quantity surveying/estimation software.
Strong analytical, numerical, negotiation, and communication skills.
Ability to work independently and coordinate effectively with project teams.
Must be currently available in Bahrain.
Immediate joiners are highly preferred.
Preferred Qualifications
Experience in residential, commercial, villa, high-rise, or infrastructure projects.
Knowledge of FIDIC contracts is an advantage.
Professional certification such as RICS is an advantage.
