Job Description

We are looking for an experienced Quantity Surveyor – Civil & Construction to manage the commercial and quantity surveying aspects of construction projects. The successful candidate will be responsible for quantity take-offs, cost estimation, BOQ preparation, variations, subcontractor payments, valuations, and cost control throughout the project lifecycle.

Bahrain construction experience is a MUST, with strong knowledge of local construction practices, suppliers, subcontractors, and commercial procedures.

Key Responsibilities
Prepare accurate quantity take-offs, measurements, BOQs, and cost estimates for civil and construction works.
Review project drawings, specifications, BOQs, and contract documents.
Prepare and evaluate material and subcontractor quotations.
Monitor project costs, budgets, and commercial performance.
Prepare interim payment applications, progress valuations, and payment certificates.
Evaluate subcontractor and supplier claims and payment applications.
Prepare, evaluate, and monitor variation orders and additional works.
Assist in the preparation of tender documents and commercial proposals.
Conduct site measurements and verify completed works.
Monitor actual quantities against BOQ quantities and project requirements.
Coordinate with Project Managers, Site Engineers, Procurement, Accounts, and subcontractors.
Assist with contract administration and commercial correspondence.
Maintain proper records of measurements, valuations, variations, claims, and cost reports.
Identify potential cost overruns and commercial risks and report them to management.
Assist in final accounts, project close-out, and reconciliation of quantities.
Ensure all commercial documentation is accurate, complete, and properly maintained.
Requirements
Bachelor's degree or Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
Minimum 3–5 years of relevant Quantity Surveying experience in civil/construction projects.
Bahrain construction experience is a MUST.
Strong knowledge of construction quantities, BOQs, measurements, and cost control.
Experience with variations, valuations, subcontractor payments, and final accounts.
Ability to read and interpret civil, architectural, and structural drawings.
Good knowledge of construction materials and local Bahrain market rates.
Proficiency in MS Excel and quantity surveying software.
Strong analytical, numerical, negotiation, and communication skills.
Ability to work independently and meet project deadlines.
Locally available in Bahrain.
Immediate joiner preferred.
Preferred Candidate

Candidates with experience working with Bahrain-based contractors, construction companies, consultants, or developers will be highly preferred.

Experience in residential, villa, commercial, infrastructure, or high-rise building projects is an advantage.

Only candidates currently available in Bahrain and meeting the Bahrain construction experience requirement will be considered.
