Quantity Surveyor – Construction

Job Overview

We are looking for an experienced Quantity Surveyor with a strong background in the construction industry. The ideal candidate should have hands-on experience in quantity take-offs, BOQ preparation, cost estimation, contract administration, valuations, variations, and cost control.

Previous construction experience in Bahrain is mandatory. Candidates currently based in Bahrain and available for immediate joining are highly preferred.

Key Responsibilities
Prepare accurate quantity take-offs, BOQs, cost estimates, and project budgets.
Review construction drawings, specifications, contracts, and tender documents.
Monitor project costs and ensure work remains within the approved budget.
Prepare and evaluate variations, claims, and change orders.
Prepare interim payment applications, valuations, and final accounts.
Review subcontractor measurements, quotations, invoices, and payment applications.
Coordinate with project managers, site engineers, consultants, clients, suppliers, and subcontractors.
Assist with tender preparation, evaluation, and commercial negotiations.
Monitor material quantities, wastage, and project costs.
Maintain proper records of quantities, costs, variations, contracts, and commercial documentation.
Support contract administration and ensure compliance with contractual requirements.
Identify potential cost savings and assist with value-engineering initiatives.
Prepare regular commercial and cost-control reports for management.

These responsibilities reflect common QS requirements in current Bahrain construction postings, including BOQs, quantity take-offs, valuations, variations, subcontractor payments, cost control, and contract administration.

Requirements
3–5+ years of experience as a Quantity Surveyor in the construction industry.
Strong construction background is mandatory.
Previous work experience in Bahrain is mandatory.
Bachelor's degree/diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
Strong knowledge of construction materials, methods, measurements, and costing.
Experience with BOQ preparation, quantity take-offs, variations, valuations, and final accounts.
Good knowledge of construction contracts and commercial procedures.
Proficient in Microsoft Excel and AutoCAD; experience with QS/cost-management software is an advantage.
Strong analytical, numerical, negotiation, and communication skills.
Ability to work independently and meet project deadlines.
Currently available in Bahrain is highly preferred.
Immediate joiners are strongly preferred.

Candidates with experience in building construction, civil works, fit-out, commercial, residential, or contracting projects will be highly considered.
