Job Summary

We are looking for an experienced Construction Quantity Surveyor to manage and monitor the commercial and cost-control aspects of construction projects. The successful candidate will be responsible for quantity take-offs, cost estimation, BOQ preparation, subcontractor evaluation, contract administration, variations, interim valuations, and financial reporting.

The ideal candidate should have strong technical knowledge of construction costs and the ability to accurately interpret architectural, structural, and MEP drawings.

Key Responsibilities
Prepare accurate cost estimates, Bills of Quantities (BOQ), and cost plans based on architectural, structural, and MEP drawings.
Carry out detailed quantity take-offs and measurements for construction works.
Analyze material prices, labor rates, subcontractor quotations, and other project costs.
Evaluate subcontractor and supplier quotations and provide commercial recommendations.
Assist with procurement activities and vendor negotiations to achieve competitive project costs.
Assist in drafting, administering, and managing main contracts and subcontracts.
Review contractual obligations, commercial clauses, payment terms, and other relevant construction contract conditions.
Conduct regular site measurements and verify completed works for interim payment applications.
Prepare and evaluate interim payment applications and certificates.
Assess and price variations, change orders, and site instructions.
Monitor project expenditures against approved budgets and identify cost variances.
Prepare cash flow forecasts, cost reports, and cost-reconciliation statements.
Prepare monthly commercial reports for management review.
Assist in preparing and evaluating final accounts and claims.
Review project documentation and supporting records for commercial and contractual claims.
Coordinate with project managers, engineers, consultants, subcontractors, suppliers, and site teams regarding commercial matters.
Maintain accurate cost records, quantity databases, measurement sheets, and supporting documentation.
Ensure all commercial activities are properly documented and aligned with project requirements.
Required Qualifications & Skills
Strong experience as a Quantity Surveyor within the construction industry.
Proficiency in preparing BOQs, cost estimates, quantity take-offs, and cost plans.
Strong understanding of construction materials, labor rates, subcontractor pricing, and market costs.
Good knowledge of construction procurement procedures and supplier/vendor negotiations.
Comprehensive understanding of construction contracts, contractual obligations, and commercial clauses.
Experience with subcontract administration and main contract management.
Strong knowledge of site measurement and valuation of completed works.
Experience in pricing variations, change orders, and site instructions.
Ability to monitor project costs, budgets, expenditures, and cash flow.
Experience preparing monthly commercial reports, final accounts, and claims assessments.
Proficiency in specialized quantity take-off and measurement software/tools.
Advanced knowledge of MS Excel, including cost modeling, data tracking, spreadsheets, and financial dashboards.
Strong ability to read, interpret, and cross-reference architectural, structural, and MEP drawings and specifications to derive accurate quantities.
Strong analytical, numerical, negotiation, and commercial skills.
Excellent attention to detail and ability to work within project deadlines.
Preferred Candidate
Locally available in Bahrain.
Immediate joiner preferred.
Candidates with solid Bahrain/GCC construction experience will be highly considered.
Experience in building, villa, commercial, or high-rise construction projects is an advantage.
