Job Title: Technical Manager – Fit-Out Works

Job Purpose

The Technical Manager is responsible for managing and coordinating all technical aspects of interior fit-out projects, ensuring that designs, shop drawings, materials, and construction activities comply with project specifications, approved drawings, applicable codes, quality standards, budget, and programme requirements.

Key Responsibilities
- Lead and manage the technical team, including architects, engineers, BIM coordinators, draftsmen, and document controllers.
- Review tender drawings, specifications, BOQs, contracts, and scope requirements.
- Manage the preparation, review, and submission of shop drawings, coordination drawings, material submittals, method statements, samples, and mock-ups.
- Coordinate architectural fit-out works with structural, MEP, specialist systems, joinery, and FF&E requirements.
- Identify design discrepancies and prepare RFIs, technical queries, and proposed solutions.
- Ensure all drawings and materials comply with client, consultant, authority, and project requirements.
- Coordinate with procurement teams, suppliers, manufacturers, and subcontractors regarding technical specifications and material availability.
- Provide technical support to site teams and resolve construction and installation issues.
- Review subcontractor and supplier technical submissions before forwarding them for approval.
- Monitor technical submission schedules and ensure approvals are obtained in line with the construction programme.
- Lead value-engineering exercises and propose technically compliant, cost-effective alternatives.
- Coordinate the preparation of as-built drawings, O&M manuals, warranties, product certificates, and handover documents.
- Attend technical, design, coordination, and progress meetings.
- Ensure proper document control and maintain accurate records of all technical submissions and approvals.
- Support QA/QC inspections and ensure works are executed according to approved documents.
- Monitor technical risks and recommend appropriate corrective and preventive actions.

Qualifications and Experience
- Bachelor’s degree in Architecture, Civil Engineering, Interior Design, or a related discipline.
- Minimum 10 years of relevant experience, including at least 5 years in a technical management role within the fit-out industry.
- Strong experience in hotels, hospitality, residential, retail, or commercial fit-out projects.
- Extensive knowledge of architectural finishes, joinery, FF&E, doors, ceilings, partitions, flooring, and specialist finishes.
- Good understanding of MEP coordination, construction methods, material specifications, and applicable codes.
- Proficiency in AutoCAD, Revit/BIM, Microsoft Office, and relevant project-management software.
- Strong knowledge of technical submittal and approval procedures.
