Manage and supervise preventive, corrective, and breakdown maintenance activities for MEP systems and equipment.
Plan and execute preventive maintenance schedules to ensure maximum equipment reliability and availability.
Inspect, troubleshoot, and maintain HVAC systems, including chillers, AHUs, FCUs, pumps, cooling towers, and ventilation systems.
Monitor and maintain electrical systems, including LV panels, MCCs, generators, UPS systems, transformers, lighting, and emergency power systems.
Supervise plumbing systems, including domestic water supply, drainage, sewage, water tanks, pumps, and associated equipment.
Coordinate maintenance activities for fire-fighting and fire alarm systems in accordance with applicable safety requirements.
Monitor Building Management System (BMS) alarms and coordinate corrective actions for MEP equipment.
Diagnose equipment failures, perform root cause analysis (RCA), and implement corrective and preventive actions.
Supervise technicians and subcontractors and ensure maintenance activities are completed safely and on schedule.
Prepare daily, weekly, and monthly maintenance reports, including equipment status, breakdowns, PM completion, and pending activities.
Manage work orders through CMMS and ensure proper documentation and closure of maintenance activities.
Monitor critical spare parts, tools, and consumable materials and coordinate with procurement when required.
Coordinate planned shutdowns, equipment isolation, testing, commissioning, and maintenance activities.
Ensure compliance with HSE procedures, permit-to-work requirements, and relevant MEP standards and codes.
Review equipment performance and maintenance history to identify recurring problems and opportunities for improvement.
Coordinate with facility management, clients, contractors, and other departments to resolve technical and operational issues.
Support energy-saving initiatives and identify opportunities to improve the efficiency and reliability of MEP systems.
Ensure all maintenance activities are carried out according to manufacturer recommendations, approved procedures, and project requirements.
