Chiller Technician

**Role Overview**
The **Chiller Technician** is a specialized role focused on the operation, high-level maintenance, and emergency repair of large-scale centrifugal, air-cooled, and water-cooled chiller systems. In an **FM (Facilities Management)** environment, this role is critical for ensuring uninterrupted climate control for high-occupancy buildings, data centers, or industrial facilities.

Key Responsibilities
* **System Maintenance:** Execute comprehensive preventive maintenance on large-capacity chillers, including compressor overhauls, oil analysis, and tube cleaning.
* **FM Operations Integration:** Work within a Facilities Management framework, responding to reactive maintenance tickets and ensuring all chiller operations align with **SLA (Service Level Agreement)** targets.
* **Troubleshooting:** Diagnose complex mechanical and electrical faults in chiller plants, including cooling towers, primary/secondary pumps, and associated BMS (Building Management System) interfaces.
* **Efficiency Optimization:** Monitor chiller plant performance to ensure maximum energy efficiency and load balancing, minimizing operational costs for the facility.
* **Emergency Response:** Provide 24/7 technical support for critical cooling failures to prevent downtime in sensitive environments like server rooms or healthcare facilities.

Key Requirements
* **Experience:** Minimum 5 years of hands-on experience, with at least **3 years specifically within a Facilities Management (FM) company** managing multi-site or large-scale commercial assets.
* **Technical Expertise:** Advanced knowledge of major chiller brands (e.g., York, Carrier, Trane, Daikin) and proficiency in reading complex HVAC plant schematics.
* **Certification:** Trade Diploma in HVAC/R or Mechanical Engineering; specialized certification in chiller specialized controls or refrigerant handling is highly preferred.
* **FM Tool Literacy:** Proven experience using **CAFM (Computer-Aided Facility Management)** software for logging tasks, managing spare parts, and tracking equipment history.
* **Adaptability:** Ability to work effectively in high-pressure FM environments, coordinating with other FM disciplines (Electrical/Plumbing) to ensure total building functionality.
